There’s a neighborhood wide open house this weekend in Ortega Forest — waterfront and non-waterfront — stop by and buy a house!
So far this year (as of 2/19/2010), there have been only two single family home sales in Ortega. This house on Bass place was listed for sale in November of last year and an offer was made about a month later. So…it was 90 days before the house closed/sold but it was under contract in only 30 days — qualifying it for the “gone in a day” category!
The house has 4BR/4BA with a two car garage and pool. It was built in 1997. The selling price was just over $400K — a great deal for the buyer.

Have you been looking and looking and looking — just waiting to pounce on a great deal? Here’s your chance. Just listed yesterday, this great little 3br/2ba house on a nice street in Avondale was listed for only $201,800. It has 1,725 SF with a POOL and a one car garage! Wow! At the asking price of $201,800, it’s only $116 per square foot — this is a great deal!
To illustrate what a good deal this is, I blogged about a house at 1749 Canterbury Street when it was first listed last year. It, like the house on Charon, was also a 3br/2ba with a one car garage but it did not have a pool. It just sold in January of this year for $251,000 or $164 per square foot. Remember what I said about the house on Charon? Only $116 per square foot so you can see that this is a great deal.

Good Morning Everyone — Hope you enjoyed the SuperBowl last night! It was a great game — with some great ads!
I especially liked the BudLight commercial where the survivors of a plane crash rejoiced more when they found the beverage cart full of BudLight than when they found the radio from the plane that would allow them to call for help!
The market report for the week shows only a few more listings this week than last (18 vs. 15), double the number of pending sales and one more closed sale than last week. These are good stats for the first week in February. There were also a ton more price reductions. Sellers are making sure to position themselves for what most believe to be a much more robust spring than last year.
My Highlight of the week, is a house on Riverside Avenue that’s been reduced from $699K to $625K – a whopping $74,000 dollar reduction. Unfortunately, the price reduction put the property into short sale position (the asking price is less than what the sellers owe on it). The house has a great vibe to it with a spectacularly renovated kitchen and master bathroom. It’s a big house on a big lot with plenty of room to play. The MLS (Multiple Listing Service) that realtors use has a function called the daily Hot Sheet. I check this several times a day for new listings, price reductions, pending sales, etc… It’s one of the best ways to stay “up to the minute” with what’s going on in the real estate market of Avondale, Ortega and Riverside.
Today, I noticed a substantial price reduction on a darling 2/1 Bungalow in Avondale on Azalea Avenue. The house has 1342 SF and is a 2Br/1Ba. A real plus is the fact that it’s on a quiet street and has a 2 Car Garage and that’s it’s within walking distance of Boone Park. It was reduced yesterday from $179 to $$149 (a $25,000 drop)! The price is now only $111 per square foot – very fair.
Two bedroom, one bath homes are not as desirable as bungalows with 3 bedrooms and 2 baths but those are priced quite a bit higher. So…for a first time homebuyer who’s on a budget, this could be a great choice.
