Jacksonville, FL Alert! Dramatic Drop In Inventory of Homes Priced from $250K – $500K!

good_news_picGreat News! If you live in Jacksonville and have a home to sell that’s valued somewhere between $250K and $500K, you’re in luck.

Since this time last year (12 months of data), the number of closed sales in this price range has increased by 14.04% and the amount of inventory has DECREASED (that’s a good thing) by more than 50% (53.31% to be exact). We are down to only 13.15 months of inventory meaning that if every home on the market in this price were to sell and no other new listings were to come on the market, it would take approximately 13 months for all of the inventory to be absorbed.

Most people define a “balanced” market where there are an even number of buyers and sellers to be around six months of inventory.  13 months of inventory is approximately double that of a “balanced” market and would indicate a buyer’s market. That’s certainly still true but considering that inventory levels have been as high as a three or four year supply, only thirteen months supply actually seems small by comparison.

Ortega Waterfront in High Demand-Market Heating Up!

sold_sign_houseOver the past four weeks, five Ortega Waterfront Homes have been put under contract. Four of them had been on the market for a long time (over a year). The fifth one is a private sale (one of the agents in our office was working with a waterfront buyer and knew of someone who was willing to sell). She contacted the person, got permission to show the house and, voila, a deal was made!

All of these sales are active contingent which means that there’s something left to do before the status gets changed to pending. This could be home inspections or financing approval.

All five transactions had either Prudential Network Realty as the listing agent or the selling agent.

If you’ve been thinking of buying Ortega waterfront, you might want to hurry, looks like the inventory is coming down!

Two More “Upper End” Homes Go Under Contract

Our office (Prudential Network Realty in Jacksonville, FL)  is crackling with activity — it seems as if after the long dull winter that people are waking up, brushing the dust off their shoulders and saying, Hey – maybe I better get out there and start looking for a house!

Two houses have gone under contract this week that are worth mentioning. The first is at 1520 Avondale Avenue. It was priced just over $500K. It’s a 3BR/3BA house with about 2,700 SF of living space, a 2 Car Garage and tiny little pool. The kitchen had been updated with granite and stainless appliances and there’s a lovely little bricked patio area out back. I called the listing agent of this house to see if the sellers will be staying in the neighborhood but sadly, they are not.

The other house to go under contract is a short sale located at 3029 Riverside Avenue. It’s asking price was $450K.  Because it’s a short sale, this could take a while to close so it’s listed as Active Contingent. The house was purchased for over $600K back in 2006. It’s got nearly 4,000 SF of living space, 3BR and 4BA’s. There is no garage. It’s got a gorgeous new kitchen and beautiful hardwood floors. It was actually under contract to someone else first but the deal fell apart and the current buyers swooped in.

I’ll keep watching to see what these two houses close for and how I think these sales will impact values in the neighborhood.

Demolition Permit Granted!

CIMG1222My partner, Caroline Powell and I have a listing at 3629 Richmond Street ($359,000) that’s listed on the register of historic homes by the city of Jacksonville. For those of you reading this who live in Avondale, you know that the Jacksonville Historic Commission and RAP (Riverside Avondale Preservation) have very strict guidelines about what type of repairs/renovations can be made to a property and also very strict guidelines about demolishing property in the historic district.

We advised the owner of the house when we took the listing that his property is worth more as a buildable lot than with the house on it and suggested that he look into permission to have the structure torn down.

The significant issue with the existing structure is that it abuts the rear property line — the house literally sits just a few feet from the rear property line. The photo makes the house look like it has more promise than it really does. The interior would need signifcant updating and it has a bad floor plan that would be difficult to address. Even if someone was willing to take the time and money to renovate the house, you’d still be left with the fact that the house abuts the rear property line.

Caroline and I attended the Historic Commission Meeting on December 9th, 2009 and spoke on behalf of the owner who is ill and could not attend. To our surprise, permission was granted to have the structure torn down.

A purchaser of this property is not REQUIRED to tear this house down. They could build a “main” house in front of it and retain the structure that’s there as a guest house but if one desires, the option is now available to demolish and rebuild.

FORECLOSURE at 1661 Riverside – A Great Buy!

1661 RiversideI noticed a great buy (Foreclosure) on a condo at 1661 Riverside today so I ran (actually, I drove) over to have a look. It’s a 3BR/2BA unit on the 2nd floor (Unit 201) and has a large balcony.  The unit faces May Street and has a great view of Memorial Park but because it’s only on the second floor, you can only see a few slivers of the St. John’s river here and there.

1661 Riverside is an urban loft like building featuring polished concrete floors and tall ceilings with exposed duct work. The building has a total of 90 units (mostly condos with a few townhouses that have private entrances on May street) and is located in the heart of Riverside which is a vibrant walking neighborhood in Jacksonville with lots of great eateries like Zoe’s, Al’s Pizza and Moss Fire Grill. There’s also a Starbucks and a great Publix that has lots of fresh and prepared foods.

Because the building was finished just as the real estate market began to turn South, many of the units have been sold as short sales and there have been a few foreclosures. This particular unit was purchased for $470,000 and the owner had put down a $90K deposit. Just two years later, it’s now being sold for approximately half ($249K) of the original sale price! That’s a big drop in just two years. Saturday, October 31st, 2009 – Turn Your Clocks BACK!

daylight-savings-timeWhew – we finally get to have an extra hour of sleep! I’ve been waiting for this since I “lost” an hour of sleep in the spring! Everyone has a different opinion of  daylight savings time. Some people love the “spring” clock where we have dark mornings and long days and others like to wake up with the sun and don’t mind an “early” evening.

I live on the St. John’s river in Ortega and we have SPECTACULAR sunsets — I need to get my camera out and snap some photos. The deep oranges and pinkssunset that are created as the sun sets over the river are nothing short of majestic. Feel free to stop by and watch the sun set with me sometime – and bring your camera!
