A Short Sale Success Story in Murray Hill neighborhood of Jacksonville, FL
We recently closed on a home in the Murray Hill neighborhood for a young lady who was a first time homebuyer. The home she bought is a darling 3BR/1BA bungalow in the desirable neighborhood of Murray Hill. It was purchased by the seller in the high 100’s. After living there a few years, she tried to sell it amidst the rapidly falling real estate market and the house fell into short sale.
There was one very low offer on the home that did not get accepted by the bank but when the bank “countered” the low offer, they established a price that they would accept. This was put into the Multiple Listing Service (MLS) as a bank approved price and the young lady we were representing quickly wrote an offer on it.
After jumping through a few hoops and encountering a few stumbling blocks along the way, the sale closed in relatively quickly (about 3 months-which is for a short sale) on Friday of last week for $120K — one more property off the market, a great buy for our buyer and a happy ending to a short sale.
Two $500K+ Homes Sell in Avondale!

After a VERY quiet year in home sales over $500K in Avondale, there have FINALLY been a few sales in this price range. In the last couple of weeks, 1913 Greenwood closed for $ 586,750K and 3585 Richmond Street closed for $576K. The Richmond Street listing was with Ellen Walters of the Fred Miller Group and David Butler of Watson brought the buyers. With these two sales, the neighborhood will now have some “comps” (comparable sales) that appraisers can use and we hope that the landslide in prices has stopped. The price per square foot for these two sales was $232 and $229 respectively. The lot size of the two properties was similar.
Both of these homes were 3br/2.5ba homes with approx. 2,500 square feet. Both had garages and both had guest houses above the garage. The guest house on Greenwood was apparently in orginal condition and the one on Richmond street had some minor upgrades.
We’ve got a fantastic listing on Ingleside Avenue that has 3br/2.5ba with lots of upgrades – so if you happen to have “missed out” on either one of the houses mentioned above and are still looking, please give us a call. At $644K and 2,940 square feet, our asking price is $219psf AND our guest house and garage are NEW! The two most recent sales were at $229 and $232 per square foot.

Have you been looking and looking and looking — just waiting to pounce on a great deal? Here’s your chance. To illustrate what a good deal this is, I blogged about a house at 1749 Canterbury Street when it was first listed last year. It, like the house on Charon, was also a 3br/2ba with a one car garage but it did not have a pool. It just sold in January of this year for $251,000 or $164 per square foot. Remember what I said about the house on Charon? Only $116 per square foot so you can see that this is a great deal.

Big Reduction on Darling Bungalow in Avondale
The MLS (Multiple Listing Service) that realtors use has a function called the daily Hot Sheet. I check this several times a day for new listings, price reductions, pending sales, etc… It’s one of the best ways to stay “up to the minute” with what’s going on in the real estate market of Avondale, Ortega and Riverside.
Today, I noticed a substantial price reduction on a darling 2/1 Bungalow in Avondale on Azalea Avenue. The house has 1342 SF and is a 2Br/1Ba. A real plus is the fact that it’s on a quiet street and has a 2 Car Garage and that’s it’s within walking distance of Boone Park. It was reduced yesterday from $179 to $$149 (a $25,000 drop)! The price is now only $111 per square foot – very fair.
Two bedroom, one bath homes are not as desirable as bungalows with 3 bedrooms and 2 baths but those are priced quite a bit higher. So…for a first time homebuyer who’s on a budget, this could be a great choice.

Will the Trade Up Market Be Alive Again in 2010?
Before the real estate crash, it was common for people to sell a smaller home and “trade up” for a bigger one. The real estate crash has rendered the “trade up” market nearly extinct. The price point hardest hit by this problem is in the $600-$900K price range.
This week, however, one of the few trade-ups of the year, closed.
The seller had a 2,630 SF house at 1487 Edgewood Avenue South that they sold for $475,000. The house they purchased at 1819 Elizabeth Place is a lot bigger at 4,089 SF. Because it was in short sale, they were able to snag an amazing deal and paid only $730K or $178 per square foot.
Prior to becoming a short sale, it languished on the market for nearly two years. The seller paid $1,200,000 for this house in March of 2005 and then re-listed it two years later (July 2007) for $1,430,000. They trailed the market down with successive price reductions as the real estate market weakened until the house finally lapsed into short sale status.
The house on Edgewood was purchased for $505K in February 2005 so they took a “hit” (slang for losing money) on the sale but more than made up for it with the great deal they got on Elizabeth Place.
