Monday Morning Market Update – Week Ending 11/22/2009
The story for this week remains largely the same as the past few weeks — a steady number of new listings, a few closed sales, a few pending sales and LOTS OF PRICE REDUCTIONS. So…the stats for the week are:

There are some notable transactions in this weeks stats. A very attractive home at 1360 Avondale Avenue was listed at only $449K. The main house has 3br/2.5ba and about 2,743 square feet of air conditioned space. It also has a large two car garage with guest apartment above. The lot is 60 x 174 with a nice backyard — at only $163 per square foot — this is a BARGAIN! It’s is a SHORT SALE, however, so the buyer of this will need to be patient! Short sales generally take about six months to complete. I suspect that this house will be on my list of contingent sales for next week.
There’s an AMAZING deal on DIRECT waterfront in Ortega. The property is located at 5141 Yacht Club Road . Priced at only $1,295,000, this house is being offered for $530,000 less than the current owners paid for it! It’s got 5br/3.5 ba in about 4,100 SF with a two car garage, walls of glass and incredible views! This is an amazing deal — I hope it gets added to my list of pending sales soon! Gone in a Day – Ortega Foreclosure
My last post was about a little 3/2 bungalow in Ortega that had fallen into foreclosure. It was an incredible opportunity. Did you notice the word was? It’s already under contract! Stick with me and you’ll be the first to know about amazing opportunities in the market and you can be the one to benefit from the great deals that I’m out there looking for every day!
I took a customer to the house who decided against it because of the very large oak tree out front. Another neighborhood agent who actually had the house under contract a few years ago for $275K told me that the house is uninsurable because of the tree and the cost to remove it would be $10K. That’s expensive to be sure but the house was priced at $149K and if you add in the cost of removing the tree, the price would only be $159K (still a good deal).
I’ll be interested to see what the final sales price is and if the bank negotiated anything off the final list price. Stay tuned and I’ll let you know!

AMAZING WATERFRONT OPPORTUNITY – Another Run, Don’t Walk Deal!
A few weeks ago, a house at 4155 Lakeside Drive in Ortega was listed at $2,300,000 and many of the agents in our office scratched their heads wondering where that list price came from. A pretty house? Sure, but $2.3M?? No way!
Well, today, the sellers have obviously come to their senses and reduced the price by ONE MILLION dollars. The house is now in short sale. FORECLOSURE at 1661 Riverside – A Great Buy!
I noticed a great buy (Foreclosure) on a condo at 1661 Riverside today so I ran (actually, I drove) over to have a look. It’s a 3BR/2BA unit on the 2nd floor (Unit 201) and has a large balcony. The unit faces May Street and has a great view of Memorial Park but because it’s only on the second floor, you can only see a few slivers of the St. John’s river here and there.
1661 Riverside is an urban loft like building featuring polished concrete floors and tall ceilings with exposed duct work. The building has a total of 90 units (mostly condos with a few townhouses that have private entrances on May street) and is located in the heart of Riverside which is a vibrant walking neighborhood in Jacksonville with lots of great eateries like Zoe’s, Al’s Pizza and Moss Fire Grill. There’s also a Starbucks and a great Publix that has lots of fresh and prepared foods.
Because the building was finished just as the real estate market began to turn South, many of the units have been sold as short sales and there have been a few foreclosures. This particular unit was purchased for $470,000 and the owner had put down a $90K deposit. Just two years later, it’s now being sold for approximately half ($249K) of the original sale price! Like many foreclosures, the unit has been stripped of all appliances and even the air handler has been taken!

Gone in a Day…Well, Almost
It has been a LONG time since a property was sold almost the day it was listed. In fact, it’s been a VERY LONG TIME since properties were selling shortly after they were listed. Just yesterday, however, a home in Ortega sold after having been on the market for only 21 days.
Listed on 9/17/09, the home has 3BR/2BA in 1,631 SF on a 50 x 125 SF lot. The house had a big two car garage and a really beautifully updated master bathroom. The house is located in Ortega which is a quick commute to downtown or the Naval Air Station just down the street. Hot Deals for Halloween!
Jacksonville’s chilly weather today got me in the mood for Halloween and Thanksgiving so I decided to do a little holiday decorating. A great (and convenient) place to do this is at Ortega United Methodist Church’s Pumpkin Patch. When I stopped by, they were doing a brisk business (I suppose the cool weather had the same impact on others) and it was fun watching the little toddlers run around the big piles of pumpkins. I selected a huge round pumpkin for my front doorstep as well as a few smaller ones, some gourds and dried corn.
They have all shapes and sizes. You can pick out miniature pumpkins, big fat ones for a Jack-O-Lantern or even a silvery green one (I saw these once in a Martha Stewart magazine)! They also have great looking gourds, dried corn and other things that help you get in the spirit. The source of all these goodies is at Ortega United Methodist Church which is conveniently located at 4807 Roosevelt Blvd. in Ortega.

Just a few blocks from this cute little pumpkin patch, we have a great listing at 4834 Arapahoe Avenue, in Ortega

Monday Morning Market Report – Week Ending 10/4/09
As I study this past week’s activity in the Avondale, Ortega and Riverside real estate market, the thing that “jumps” out at me is the large number of price reductions. There were 19 price reductions in the past week.
One of them was incredible. I wrote a post last week about an amazing price reduction on a piece of waterfront property on Woodmere drive. Last week it had been reduced to $675K which I thought was incredible! It was reduced AGAIN this week to an even more amazing $599K! If anyone is out there reading my blog, PLEASE call me at 904-252-5181 about this property — it’s an amazing value!
There were 12 New Listings this week, one of which stands out as a great value.
The property is located in a very desirable little pocket called Fairfax Manor and is priced at only $178,000. The house has 4Br/2Ba’s in just over 1,300 sf and is on a 60 x 125 lot. The asking price is only $132 per square foot and it’s on Shirley Street between Herschel and Woodmere.
A 1,643 SF brick home on Shirley just sold for $190K at the end of September so there’s a “fresh” sale nearby to compare this to!
The next category we have is Closed Sales. We had 4 this week ranging from a 2,105 SF 3BR/2BA house at 1369 Hollywood Ave. that sold for $175K to a 2,064 SF 3Br/2Ba on Post Street that sold for $283K.
Finally, we had 3 Pending sales this week ranging from a 1,424 SF duplex in Riverside at 2577 Haldumar that was listed at $89,900K to an 1,897 SF 3Br/2Ba brick home at 5015 Ortega Blvd. The list price on this house was $339,900. Stay tuned to see what these houses sell for in the weeks to come!
Run – Don’t Walk! Waterfront Deal in Ortega!
Run! My last post was dedicated to an unbelieveable deal in Ortega on Yacht Club Road. Today….another phenomenal opportunity. On Woodmere Road, a buildable lot with 100 feet of water front has been reduced to $675,000!
