<p> The Powell Steilberg team had a banner week! We sold three of our listings, we brought a buyer to another listing, we had a contract accepted on another listing and will enter a brand new listing into the system today.</p>
<p>So&#8230;Four completed transactions (closings) in one week with two more on the way is a good thing! Good for us personally but also good for the state of the real estate market in Jacksonville &#8211; things are really beginning to move!</p>
<p>Two of the homes we sold were sold at FULL PRICE. This means that the homes were well priced, the buyers realized the value being offered and were smart enough to jump on a good deal when they saw it.</p>
<p>The properties were:<br />
1.A luxury condominium at Villa Riva &#8211; Unit 105 &#8211; Sold for $775K</p>
<p>2. A Small Brick 2br/1ba bungalow on Morven Road in Ortega. It sold for $250K which was just about lot value &#8211; the buyer plans to tear the house down.</p>
<p>3. A wonderful two story home in Avondale that I wrote about yesterday. Sold for $310K. Buyers are delighted with their purchase!</p>
<p>4. A very special 3br/1ba bungalow in Avondale on Oak Street with hardwood floors &amp; renovated kitchen. Sold for asking price of $177K. First time home buyers are very excited about their new home!</p>

<p>Sometimes, it takes the right mix of price, beauty and well&#8230;.price to make a property sell quickly. Our new listing at 1463 Ingleside Avenue was on the market for less than a week when we received an offer.</p>
<p> The house had previously been listed for sale by owner at a much higher price as the seller struggled with whether or not to pursue a short sale. After consulting with us and learning that the property value would necessitate a short sale, the sellers agreed to the price we recommended, we had professional photographs made, entered the house into the Multiple Listing Service and received an offer in a matter of days!</p>
<p>The list price of the house is $310K or $158 per square foot. The house has tall ceilings, a renovated kitchen, one car garage and darling guest house. Most notably for an older home, this has both a family room AND a large master bathroom &#8212; almost unheard of for an older home in Avondale. <p>The first house located at 1818 Elizabeth Place had a dynamite gourmet kitchen that was outfitted with the best of everything. Sleek wood cabinets, gorgeous granite countertops, Professional grade Viking appliances, tall ceilings, lots of storage and lots of light. It was our listing and the buyer stated that once the saw the pictures on the internet, they &#8220;knew&#8221; right away that this was it! The list price was $550K and the selling price was $535K.</p>

Lifted straight out of the 70&#8217;s the home had not been occupied for some time but had been meticulously maintained the former owners despite the fact that it was vacant. Remember Papagallo and Lilly Pullitzer, the home seems to have been frozen in time from that era with lots of turquoise blue, lime green, terrazzo floors and matching furniture. It was a large pool home with over 3,000 SF and the buyers snapped it up within a matter of days. The list price was $395K and the house sold for $370K.</p>

The list price was $359,900 and the selling price was $339K.</p>

<p>The house in this blog was listed at only $119K. It&#8217;s a 3br/1ba with nearly 1,600 SF of living space with a detached garage. Priced at only $74 per square foot, this was an amazing deal. I called an investor that I&#8217;m working with to go see this house the day it was listed but we didn&#8217;t get there fast enough. It was put under contract the day after it was listed.</p>

It <span style="text-decoration: underline"><strong>was</strong></span> an incredible opportunity. Did you notice the word <span style="text-decoration: underline"><strong>was</strong></span>? <strong><span style="text-decoration: underline">It&#8217;s already under contract</span></strong>! Stick with me and you&#8217;ll be the first to know about amazing opportunities in the market and you can be the one to benefit from the great deals that I&#8217;m out there looking for every day!</p>
<p>I took a customer to the house who decided against it because of the very large oak tree out front. Another neighborhood agent who actually had the house under contract a few years ago for $275K told me that the house is uninsurable because of the tree and the cost to remove it would be $10K. That&#8217;s expensive to be sure but the house was priced at $149K and if you add in the cost of removing the tree, the price would only be $159K (still a good deal).</p>
<p>I&#8217;ll be interested to see what the final sales price is and if the bank negotiated anything off the final list price. Stay tuned and I&#8217;ll let you know!</p>

Another house, this time in Ortega, has <strong><span style="text-decoration: underline">sold in less than 30 days</span></strong> after being put on the market.</p>
<p>I first wrote about a house at 4266 Longfellow Street that sold after only 21 days on the market and then yesterday, Iwrote about a house that went under contract in only 21 days at 1252 Windsor Place.</p>
<p>Today, a darling little white brick cottage in Ortega at 5005 Arapahoe Avenue went under contract after only 17 days on the market. Let me say that again. <span style="text-decoration: underline"><strong>The house went under contract in only 17 Days!!</strong></span> It&#8217;s been a  long time since properties have sold this fast! </p>

Sales that happen that fast are few and far between.</p>
<p> This morning, I found another house that went under contract almost immediately (21 days) after being listed. Located at 1252 Windsor Place, this is a 1927 renovated home with a pool at the end of a quiet cul de sac in Avondale. It has 3BR, 2.5BA in about 2,600 square feet. Designed by Marsh and Saxelbye, this home features mediterrean architecture with a new tile roof and detached two car garage with bonus room above garage.<img class="alignright size-thumbnail wp-image-450" style="margin: 5px" src="http://jaxrealestatefacts.com/files/2009/10/1252-windsor-pool-150x150.jpg" alt="1252 windsor pool" width="150" height="150" /> The list price was $499K and was priced at about $191 per square foot. As soon as it closes, I&#8217;ll write a post to let you know what the selling price was.</p>
<p>I emailed this house the day it was listed to a customer who&#8217;s looking in the Avondale area but since they have a home to sell, they weren&#8217;t in a position to secure this great deal.</p>

Just yesterday, however, a home in <a href="http://jaxrealestatefacts.com/2009/09/08/is-ortega-really-like-mayberry-rfd/">Ortega </a>sold after having been on the market for only 21 days.</p>
<p>Listed on 9/17/09, the home has 3BR/2BA in 1,631 SF on a 50 x 125 SF lot. The house had a big two car garage and a really beautifully updated master bathroom. The house is located in Ortega which is a quick commute to downtown or the Naval Air Station just down the street.
