In this “tough” real estate market, what makes a home sell really fast? Part of the answer is that beauty is in the eye of the beholder but we also know that today’s buyers are especially skilled at scoping out good deals when they see them. The three houses listed below are a blend of beauty and bargain.
The first house located at 1818 Elizabeth Place had a dynamite gourmet kitchen that was outfitted with the best of everything. Sleek wood cabinets, gorgeous granite countertops, Professional grade Viking appliances, tall ceilings, lots of storage and lots of light. It was our listing and the buyer stated that once the saw the pictures on the internet, they “knew” right away that this was it! The list price was $550K and the selling price was $535K.
The second house was a large home in Ortega Forest. Lifted straight out of the 70’s the home had not been occupied for some time but had been meticulously maintained the former owners despite the fact that it was vacant. Remember Papagallo and Lilly Pullitzer, the home seems to have been frozen in time from that era with lots of turquoise blue, lime green, terrazzo floors and matching furniture. It was a large pool home with over 3,000 SF and the buyers snapped it up within a matter of days. The list price was $395K and the house sold for $370K.
The last home also featured a perfectly renovated kitchen and a large deck in the back that’s perfect for entertaining. The home was small with only 2BR’s but perfectly redone with lots of room to add on over time. The sellers of this home purchased a home that’s part of an estate direct from the seller. The list price was $359,900 and the selling price was $339K.
Over the past four weeks, five Ortega Waterfront Homes have been put under contract. Four of them had been on the market for a long time (over a year). The fifth one is a private sale (one of the agents in our office was working with a waterfront buyer and knew of someone who was willing to sell). She contacted the person, got permission to show the house and, voila, a deal was made!
All of these sales are active contingent which means that there’s something left to do before the status gets changed to pending. This could be home inspections or financing approval.
All five transactions had either Prudential Network Realty as the listing agent or the selling agent.
If you’ve been thinking of buying Ortega waterfront, you might want to hurry, looks like the inventory is coming down!
My partner, Caroline Powell and I have a listing at 3629 Richmond Street ($359,000) that’s listed on the register of historic homes by the city of Jacksonville. For those of you reading this who live in Avondale, you know that the Jacksonville Historic Commission and RAP (Riverside Avondale Preservation) have very strict guidelines about what type of repairs/renovations can be made to a property and also very strict guidelines about demolishing property in the historic district.
We advised the owner of the house when we took the listing that his property is worth more as a buildable lot than with the house on it and suggested that he look into permission to have the structure torn down.
The significant issue with the existing structure is that it abuts the rear property line — the house literally sits just a few feet from the rear property line. The photo makes the house look like it has more promise than it really does. The interior would need signifcant updating and it has a bad floor plan that would be difficult to address. Even if someone was willing to take the time and money to renovate the house, you’d still be left with the fact that the house abuts the rear property line.
Caroline and I attended the Historic Commission Meeting on December 9th, 2009 and spoke on behalf of the owner who is ill and could not attend. To our surprise, permission was granted to have the structure torn down.
A purchaser of this property is not REQUIRED to tear this house down. They could build a “main” house in front of it and retain the structure that’s there as a guest house but if one desires, the option is now available to demolish and rebuild.

We had our annual sales meeting at Berkshire Hathaway HomeServices Florida Network Realty yesterday and after the awards and the “rah rah sis boom bah” part, we had an economist, Dr. Henry Fishkind, deliver the keynote address.
He talked about a lot of things including the fact that Jacksonville is much better positioned for a recovery than many other parts of Florida.
A word of warning, however, is that beginning mid-year this year, interest rates will begin to rise and will continue their march up for some time to come. So, if you’re looking for homes for sale in Jacksonville (particularly if you’re a first time buyer), now is the time to jump in while prices and interest rates are still at historic lows — there could not be a better time and it will not last.
